The project begins by establishing priorities, constraints, budget and reliable information about the existing property.

2. Design development

Options are tested and refined. The duration depends on complexity and how quickly key client decisions can be made.

3. Planning or lawful-development route

If an application is needed, the statutory determination period sits outside the architectural design programme and can be affected by the local authority and project circumstances.

4. Technical design

Once the scheme is sufficiently settled, detailed information and consultant design can be coordinated for Building Regulations and pricing.

5. Contractor pricing and mobilisation

Allow time to obtain comparable quotations, resolve queries, select a contractor and agree a realistic start date. Rushing this stage can undermine the work done earlier.
