Permitted development is not automatic
Rights vary by property type and can be affected by previous extensions, planning conditions, designated areas and other restrictions. Flats do not benefit from the same householder permitted development rights as houses.
Why check the route before fixing the design?
The planning route affects what can be built and what information should be prepared. Establishing the likely route early prevents the design from being developed around assumptions that later prove incorrect.
What about a lawful-development certificate?
Where a proposal is intended to rely on permitted development, homeowners often want formal confirmation that the works are lawful. The appropriate evidence and application route should be considered project by project.
Planning is separate from Building Regulations
Even where planning permission is not required, Building Regulations may still apply. Technical design, structural work and other approvals should therefore be considered separately from the planning route.
General guidance only. Planning, Building Regulations and project requirements vary by property and circumstances; project-specific advice should be obtained before relying on a particular route.
